While participation in the Section 8 program is not mandatory in most areas of the Kansas City Metro, we cannot reject applications in Kansas City, Missouri, based on source or income. Are you licensed?
Yes, our property management company is a licenced Missouri brokerage with the ability to conduct business in Kansas. Our property managers are licensed real estate agents. Meanwhile, our entire team is highly knowledgeable and experienced, ensuring you receive expert and reliable service. -

Do I get to see the lease or sign it?
As the property owner, you will receive a copy of the lease once it has been signed and executed by our team, ensuring you are fully informed. -
Do you sell real estate too?
While Grit Property Group primarily focuses on property management, we can connect you with trusted real estate professionals for buying or selling properties. We have established relationships with reputable agents who can assist with your real estate needs. -
How and when do I get my checks?
We provide detailed financial reporting to keep you updated on your rental income. You can expect to receive your rental income via direct deposit by the 15th of every month. Our transparent accounting practices ensure clear visibility into your financial statements and cash flow. -
How is rent collection handled?
Grit Property Group manages rent collection on your behalf. Our experienced team ensures timely and consistent payment from tenants. We offer various payment methods, including online options, to make the process convenient for both you and the tenants. -
How long of a lease do you sign?
Lease durations can vary based on the property and the preferences of both the owner and tenant. Typically, we sign leases for one year, but we are flexible and can accommodate different lease terms based on your requirements and local regulations. -
How much security deposit do you charge the tenant?
We generally charge a security deposit that does not exceed 1.5 times the monthly rent, though the exact amount can depend on factors such as the rental rate and local regulations. We ensure all security deposits comply with applicable laws and are held according to legal requirements. -
How soon can you start managing my property?
We prioritize a swift and efficient transition to property management. Once all necessary agreements and documentation are completed, we can begin managing your property promptly, minimizing downtime and allowing you to benefit from our services as soon as possible. -
What type of properties do you manage?

What type of reports do I get and how often?
We emphasize transparency and communication in our property management services. At the beginning of each month, you will receive a comprehensive financial report detailing rental income, expenses, and maintenance activities for the previous month. You’ll then receive a statement when your rental income is dispursed—guaranteed to be sent to you by the 15th of each month. These reports keep you well-informed and enabling you to make strategic decisions about your property. -
Who holds the tenant security deposit?
At Grit Property Group, we hold all tenant security deposits in compliance with legal requirements. Deposits are kept in a trust account separate from our operating funds to ensure proper handling and protection for both the tenant and property owner.
